Each Province has its own laws with respect to Real Estate, however some general principles apply to all real estate transactions.

  • If you are buying a home, remember that at some time you may want to sell. Therefore, consider resale value when you choose your purchase. A less-than-desirable location or unusual design could be fine for you but difficult to sell later.
  • Don't make yourself house-poor by buying more house than you can actually afford. If too much of your income is required for the mortgage, you won't enjoy living in your home.
  • Make sure your real estate agent, mortgage provider, and lawyer explain the process clearly and list all your financial obligations. You do not want to lose your new home because of an unexpected $2,000 fee at the last minute.

  • If you are buying your home, our usual fee is $700.00 plus HST.
  • If you are selling your home, our usual fee is $575.00 plus HST.

Those fees assume a standard real estate transaction, with no additional complications. We also have no control over disbursements, which are additional charges appended to the transaction by outside parties. Disbursements can include the discharge of a mortgage, judgement or some other matter.

However, once we have your contract to represent you in the purchase or sale of your home, we will be able to determine what disbursements will be involved. When we quote you a final purchase or services price, it is the final price. There are no surprises.
